Common sizes

A mini split is sized to the room it serves, not the house. Get it right and it runs long, quiet cycles that hold both temperature and humidity. Get it too big, which is the common error, and it blasts, stops, and leaves the room cold and damp.

Before you buy anything. This is a square-foot estimate, not an ACCA Manual J load calculation. A Manual J uses your building’s real construction, orientation and air leakage, and on a well-sealed house it usually comes out smaller than this. Use this to sanity-check a quote, not to replace one.

Worked example: a 400 sq ft room in climate zone 4

Zone 4 covers Washington DC, Seattle, St Louis and Nashville. With an 8 ft ceiling, average insulation and two occupants:

That last row is the one to look at. Mini splits come in fixed steps, so the honest answer is often "the smallest one that covers it, and it is still somewhat oversized". A good installer will tell you the same thing. An installer who jumps two sizes "to be safe" is making the room worse.

Area figures assume an 8 ft ceiling and average insulation in zone 4. Change the climate zone and they move substantially, which is exactly why a single national chart misleads.

Frequently asked questions

What size mini split do I need for a 400 square foot room?
About 9,250 BTU of cooling load in climate zone 4, which means a 12,000 BTU unit, the smallest standard size that covers it. In a hotter zone 1 or 2 climate the same room needs more, and in a cold zone 6 climate less cooling but considerably more heating.
How many square feet will a 12,000 BTU mini split cool?
Roughly 519 square feet in a mixed climate with 8 ft ceilings and average insulation. In climate zone 1 it covers closer to 376 square feet, and in zone 6 nearer 615.
Is it better to undersize or oversize a mini split?
Slightly undersized is usually the lesser evil for cooling. An oversized unit reaches the thermostat setpoint before it has run long enough to pull moisture out of the air, so the room ends up cold and clammy, and the short cycling wears the compressor. A slightly undersized unit simply runs longer, which is what these systems are designed to do.
Do mini splits need to be sized per room or for the whole house?
Per room, or per zone. Each indoor head serves its own space, so each one is sized to that space. A multi-zone outdoor unit is then chosen to serve the combined indoor heads, usually with some diversity allowance because not every room peaks at once.
