What size furnace do I need?

Furnaces are advertised by their input rating, and heat your house with their output. The difference is the efficiency, and ignoring it is the most common furnace sizing mistake there is.

Before you buy anything. This is a square-foot estimate, not an ACCA Manual J load calculation. A Manual J uses your building’s real construction, orientation and air leakage, and on a well-sealed house it usually comes out smaller than this. Use this to sanity-check a quote, not to replace one.

Input, output and AFUE

AFUE, the Annual Fuel Utilization Efficiency, is the fraction of fuel energy that becomes useful heat over a season. An 80% AFUE furnace with an 80,000 BTU input rating delivers 64,000 BTU of actual heat. A 96% AFUE furnace with the same input delivers 76,800.

So the sizing question is not "which furnace is 96,875 BTU", it is "which furnace outputs enough to cover the heat loss".

A higher efficiency furnace needs a smaller input rating for the same heat, which occasionally drops it a whole size and saves money twice.

What size furnace do I need for a 2,000 square foot house?
In climate zone 5 the heating load is about 77,500 BTU. At 80% AFUE that needs 96,875 BTU of input, so a 100,000 BTU furnace, which delivers 80,000 BTU of actual heat.
Is furnace BTU input or output?
Furnaces are advertised and sold by input rating. Output is input multiplied by AFUE, so an 80,000 BTU furnace at 80% AFUE produces 64,000 BTU of heat. Sizing against the input number rather than the output oversizes the furnace by the efficiency loss.
What happens if a furnace is too big?
It short cycles: it satisfies the thermostat fast, shuts off, and restarts soon after. That causes noticeable temperature swings, uneven heat between rooms, more wear on the ignitor and heat exchanger, and no efficiency benefit at all.
Does a 96% AFUE furnace need a smaller input rating?
Yes. For the same heat delivered it needs about 17% less input than an 80% unit, which sometimes moves it down a standard size. High-efficiency condensing furnaces also need different venting, which is an installation cost worth asking about.
