What an ACCA Manual J actually measures

Every calculator on this site produces a square-foot estimate. A Manual J is the real thing, and it is worth understanding the difference before spending money on equipment.

What it measures

ACCA Manual J is a room-by-room heat balance. Rather than multiplying area by a rule of thumb, it totals the actual gains and losses through each part of the building:

  • Each wall, ceiling and floor assembly, by its real construction and R-value
  • Each window, by area, orientation, shading, frame and glazing specification
  • Air leakage, ideally measured with a blower door rather than assumed
  • Duct location and duct losses, which are large when ducts run through an unconditioned attic
  • Internal gains from people, lighting and appliances, room by room
  • Your location's actual design temperatures, not a broad climate zone

The room-by-room part matters for more than the total. It is what sizes the ducts and sets the airflow to each room, which is why one bedroom is always too hot in a house that was never calculated properly.

Why it usually comes out smaller

Square-foot rules of thumb were calibrated on older, leakier housing stock. Applied to a well-sealed modern house with good windows, they read high, often by 20 to 40 percent. This is the main reason oversized equipment is so common: the rule of thumb was right once, and the buildings changed.

It cuts the other way too. A poorly sealed older house with ducts in a hot attic can exceed what a simple estimate suggests, and only a real calculation finds that.

How to ask for one

A contractor quoting replacement equipment should be willing to perform a Manual J, and many jurisdictions require one for permitted work. Reasonable things to ask:

  1. Ask for the load calculation itself, not just the equipment size. It is a document.
  2. Check the design temperatures used match your location.
  3. Check the inputs describe your house: window count and type, insulation levels, the age of the building. A calculation run on defaults is a rule of thumb wearing a costume.
  4. Ask what the calculated load was, and compare it with the equipment proposed. If the equipment is far above the load, ask why.

A contractor who declines to show a load calculation but proposes a size is telling you something useful.
